Guntur is delegated a Y-review city according to the Seventh Central Pay Commission. It frames a piece of Vishakhapatnam-Guntur Industrial Region, a noteworthy industrial area in the nation which has derived many families to start their livelihood and expand their earnings.
Vijayawada and Guntur will be the two major urban centers that will benefit the most from Amaravathi coming up in a full-fledged manner as the new state capital. The strengths of these urban centers will be further harnessed. Guntur is also promoted as the knowledge hub city containing many famous schools & colleges which will create significant impression on the development. Several universities are also showing some keenness in developing their campuses on the city, which could supply the talent needed to take the city to the next stage of development in the days ahead.
Ever since the Amaravathi came into existence as a Capital for Andhra Pradesh, Guntur & it’s nearby places also got developed in with various segment in order to make the city more lively and green and thus modified into beautiful green city. Various parks, green belt area are developing.Varieties of indigenous plants and trees on a large scale area planted. The policy is drafted with a holistic approach to address various issues and to improve the ecology and ambience of urban habitations.
Further, the policy is expected to trigger various activities that would lead to creation of an increased awareness of the important role that trees play in the urban landscapes and in bringing about an improvement in quality of life of urban dwellers and in maintaining a healthy eco-system.
The Transportation facility were also improved-The local transport preferred by the city commuters include, privately operated auto rickshaws, cabs, mini-buses and a few government run APSRTC buses in specified routes. A new mini bus depot is being built in the premises of Main bus station to run city buses within the city and nonstop buses to other areas. New buses were introduced in place of old ones and also APSRTC started running 9 buses in the city in various routes.
Since the new capital emerged, much new development came into being, earlier there were hardly high any rise apartment seen. But now there are new projects like Exotica & Jyothirmaye came in the picture. People also started appreciating the new changes & also showed their interest for more development.
As a capital Amaravati, gaining much international attention. The Government of Singapore has agreed to erect the seed capital region that is expected to cover a distance of eight square km. The state government has also pledged INR 1,500 crore for purposes of capital construction. It is expect that the city will get awarded the status of ‘Smart City’ as well.Job opportunities gradually increased in Guntur due to new development around, various multinational companies started their projects. New business has also come up. With such announcements, there has been a positive effect on real estate as well.Real estate of all kinds is developing at an appreciable rate As Amaravathi will become Smart City it will get more financial assistance to develop itself & neighboring cities.
Every new change brings many negative approaches along with them. The major hindrance can be as such:
With such announcements of Amaravathi, there has been an effect on real estate. The land prices have increased by a significant margin. They have already increased by 10-15% which also directly raised the prices of apartments. Altogether the price soared made a question on purchase & selling market.
In spite of all the optimism the things on ground may not be that healthy as there is imbalance between the price hiked and earning potential & purchasing power of the citizens. The average revenue of the population is stagnant as compared to the price raised.
Soon, after the capital was announced, the realtors went on a land-buying spree. But now they have no option other than offloading those hasty investments.Farmers, who had been dreaming of selling their lands for handsome prices, are now dismayed at the way things have turned out.
Government is intentionally delaying the proceedings so that the land prices come down further. This, according to them, would ensure that the farmers receive less compensation. In fact, the way the government has been dilly-dallying over some reason or the other is only making the rumors appear to be true. The plots that have already been developed should have been distributed by the end of March, but it may take another five months for the process to be completed. Realtors are now saying that they don’t expect the situation to get any better even after all the processes are completed because of the lack of major buyers.
So although there are many good projects, the sales are not good enough as there is loss of coordination among the buyer seller & lack of revenue among the people.
